Centrally located at the Mid-Atlantic Port of Virginia, this 236-acre commerce park is situated just two miles from I-664 and less than eight miles from freight terminals at the Port of Virginia. VHB worked with the Suffolk Economic Development Authority on the master development plan for this state-of-the-art industrial park that represents a $20 million investment in infrastructure to support warehouse and distribution space, as well as Class A offices. Prologis purchased 83 acres within the park and turned to VHB to assist with their development plans in an area largely covered by fallow farm fields. Our team developed a site plan and subdivision plan for the area, addressing poor subsurface soils and inadequate city utilities, and secured approvals to advance the development program. Prologis Park at Northgate now offers more than two million square feet of Class A office and high-tech industrial buildings ranging from 144,000 to 770,000 square feet of contiguous space. With ceiling heights upwards of 32 feet, the park serves high-end manufacturers and their distribution channels. Tenants include Wanchese Foods and Schneider Logistics.
