Arverne East is transforming 116 acres of underutilized land on the Rockaway Peninsula into a vibrant mixed-use community. When completed, Arverne East will be a model for health, community integration, economic diversity, and climate resiliency—creating opportunities for residents and visitors alike.

Social—Arverne East will offer more than 1,650 new residential housing units, with approximately 1,320 units designated as affordable housing for formerly homeless, low-, moderate-, and middle-income households. The 277,000 square feet of commercial and community space will provide ample opportunities for recreational activities, access to healthy food, and community programming, promoting a diverse and interconnected neighborhood.

Environmental—The inclusion of a 35-acre nature preserve and public open spaces will enhance biodiversity, offering residents and visitors places for leisure and education. The development also incorporates coastal resilience measures to manage sea-level rise and safeguard the community from future climate impacts. This approach will not only protect the residents but also support the waterfront’s natural beauty for generations to come.

Economic—Arverne East’s new streets and parking facilities will support year-round and seasonal businesses, while destination retail spaces will draw visitors, bolstering small business revenues. The development will offer a mix of commercial and community spaces, including a brewery and restaurant, public open spaces, new streets, and parking. The construction phase will generate numerous jobs, and the operational phase will encourage long-term economic stability for the community.
